John G. Diefenbaker Site - Replace Inverted Deck Podium, Front Driveway, and Sidewalk

This project involves the removal and replacement of the existing inverted roofing assembly on the Podium Deck of the Sussex Pavilion, located on the first-floor terrace level. The water proofing membrane, insulation, and masonry pavers have reached
the end of expected service life in 2019 as these were estimated to have been installed in 1993. Repairs that have occurred include the removal of mold on the drywall ceiling below close to the daycare entrance, hallways, and small garage. As the deck continues to age and deteriorate over time due to exposure to the elements and the salt used during winter in order to keep areas free of ice and safe for pedestrians, the frequency of roof leaks will continue to rise causing damage to both the structure, the interior finishes and causing critical deterioration to the heritage components of the building including the limestone cladding, doors and aluminum
windows. The Front Road Pathway, there are several potholes and uneven surfaces along the road pathway that should be totally removed, gravel should be recompacted and relevel top surface, replace all pavers with new. Concrete pavers will need to be
replaced as most of them are broken, these concrete pavers are part of the heritage component. The sidewalk and curb will need to be replaced as there are several areas where surfaces are not even and pose tripping hazards to pedestrians that access the
building this way.
