Dock Installation - 304 Sasamat Lane

The proponent proposes to install a private floating dock system at 304 Sasamat Lane, North Vancouver, predominantly within the foreshore of Indian Arm. The purpose of the works is to provide safe, long-term private boat moorage associated with the residential use of the property. The applicant has retained qualified environmental and engineering consultants to support the project, and a Habitat Assessment and Construction Environmental Management Plan (HA & CEMP) has been prepared to guide construction and environmental protection measures.

The proposed works include the marine-based installation of a floating dock system consisting of an approximately 9.75-m by 3-m marine-grade aluminum dock float and an approximately 12-m by 1.2-m aluminum access ramp, which will be fabricated offsite and delivered to the site by barge. A U-shaped concrete seawall (approximately 1.2 m by 1.2 m) will be constructed at the shoreline and anchored into an existing bedrock outcrop using drilled rock anchors to provide structural support. In addition, four precast concrete gravity anchors will be installed on the seaward side of the dock to secure the structure.

Concrete placement for the seawall will occur above the high-water mark, during dry weather and low-tide conditions, to minimize potential interaction with the marine environment. No vegetation removal, ground disturbance, or in-water excavation is proposed, and no ancillary utilities are included. All works will be limited to the immediate project footprint, will not interfere with navigation channels, and will be carried out using marine-based methods where feasible.
