Distribution logistics facility

The applicant proposes to construct two industrial warehouse buildings on the west half of the site, which includes three separate properties comprising 67,400 square metres in total. The project also includes loading bays, paved open circulation areas, parking spaces, and landscaped areas. The east half of the site will not be developed due to environmental reasons. A portion of the project area is critical habitat for barn owl, western population, protected as threatened under the Species at Risk Act.

The proposed north and south buildings are proposed to be 14,000 square metres and 21,976 square metres, respectively. They would be constructed of insulated concrete tilt-up panels, and have truck docks, with vehicle parking fronting Scott Road. Each building would have 230 square metres of office space and landscaping along the west facades. The warehouse interiors are designed to clear 11 metres.

The project would begin with tree clearing and demolition, then move into site preparation and preloading for 14-36 months, with building construction immediately following.
