Tla-o-qui-aht Gas Station and Grocery Store

The planned conceptual development consists of a four-pump gas bar, grocery/convenience store, carving shed, outdoor market, parking stalls and related services and infrastructure.

The Project is located on Lot 83 at the Esowista IR 3 near the intersection of Nuu - Put - Tah - Chilth Road and Nuu Piit Taah Chilth Road. The east side of the site borders Pacific Rim National Park Reserve where the new Ups-cheek ta-shee Trail has been constructed. The District of Tofino, which is located on Esowista Peninsula is approximately 5 km to the northwest. The Pacific Ocean is a short distance to the south (west end of Long Beach, within the Pacific Rim National Park Reserve) The Project area covered by this assessment included the development site as well as the adjacent stream and riparian area, and the adjacent forested area beside the Ups-cheek ta-shee Trail. Additional studies were conducted near-by in Marbled Murrelet Critical habitat. Construction and commissioning is expected to take place over a 18 month period commencing in fall 2024and finishing in February 2026. Timing and schedule details will be developed during detailed  engineering design.

The only watercourses observed near the planned development site was the mapped fish bearing stream and the mapped standing along the west and north and the identified standing water along the west side (adjacent to the new trail). The standing water area is ephemeral and appears to receive runoff from the highway and trail. It has low aquatic habitat value and limited connectivity with other watercourses as it would often be devoid of surface water. It is not considered to be a constraint to planned development and is not further discussed herein.The stream supports high quality fish rearing and overwintering habitat.
