Tataskweyak - 100 unit subdivision - 2324

Several historical aerial photos were obtained from the years 1950 to 2005 and compared with aerial images from 2023 along with aerial photogrammetry taken during the drone flight. The project area lands are undisturbed and have no evidence of any previous uses.
Adjacent Properties

East:

The project is situated adjacent to a Commercial Parcel currently being developed. Construction of the Commercial Parcel. The 137-lot subdivision will form a continuance of the infrastructure services network (roads, water, sewer, drainage) from the east.

North:

North of the project area is Lot 17 and Provincial Highway 632. There are no developments directly north adjacent to the project area.

West:

The subdivision will intersect with an access road to the west just south a commercial area that includes a large 9000 square foot warehouse building and several trailers.

South:

The lands to the south are vacant lands, undisturbed and heavily treed.

"The Project" involves the construction of 137 residential lots within a carefully planned and designed subdivision. The subdivision is a polygon shape, approximately 304,818.6 square metres. The subdivision will feature a main road, permanent sewer and water service lines, drainage ditches, access driveways, and culverts. The main road, Muhekun Road, is 2,975 m and is a continuance of a road extending from the edge of an adjacent Commercial Parcel development and ends at the University College of the North (UCN) driveway to the west.
